This 2 story home was built in about 1950 in the characteristic farmhouse style of the area. The top floor is completely built-out as the family home, including an ample separate studio that can also serve as another bedroom, etc. All of the ceilings are have exposed beams and tiles.

The ground floor consists of a 1 bedroom apartment with a combined living room/kitchen and a bathroom. The balance of the ground floor currently serves as a large storeroom with another bathroom. This room is fully finished except for flooring and can be easily converted to additional living space and/or guest rooms. The walls are beautifully done in the local stone.

There is ARIA DSL and satellite TV (Astra). The house is heated with a double system: Conventional gas (GPL) and also a large wood-burning furnace. Currently all of the firewood (oak) comes from the property.

The land: There is plenty of land to do whatever you can imagine or ... nothing at all. There is an existing olive grove of about 150 trees (leccino) that were planted about 90 years ago. The annual yield of olive oil is between 200 and 400 liters. There are several large open fields (the current owner has kept many horses). Because of the horses, the land is completely fenced.

It would be possibile to construct another 200 sq. meters (2,150 sq. ft.) or so on a few sites within the property. The bottom photo below is one building site of about 1 acre. This particular site could be subdivided from the property and have its own entrance.

There is also a good sized wooded area where the natural spring is located. Most of the trees are oak and the owner has said there there is an abundance of porcini mushrooms (in season).

Proceno is located just at the Northern edge of Lazio in an area bordered by Umbria and Tuscany. It is only a 20 to 40 minute drive to San Casciano dei Bagni, Bagno Vignoni, Saturnia, Sorano as well as Lake Bolsena, Monte Amiata, Pitigliano, Sorano, Sovana and the sea.

The closest mid-sized towns are Acquapendene (12km) and Castell' Azzara (11km). It is about 50 minutes from Orvieto, which is an entrance point to the A1 Napoli-Milano autostrada and has a major train station. Siena is about 1 hour North and Viterbo is about 1 hour South. It is about 2 hours to either Roma or Firenze airports.
