The property is located on the hills very close to Amelia, which is not far from Todi, Orvieto and Spoleto. Rome is 45 minutes by train from the nearby town of Orte.

La Fontana is a rustic Umbrian Farmhouse that includes a main house where the owners live, plus three small cottages on 3 hectares (about 7.4 acres) of land. To reach the house from Amelia, you will drive on a white road for approximately 300 meters to the last house at the end of the road. The property is very private.

The land is situated in Italy's finest Olive Growing Region where the Rajo olive tree variety is centuries old. La Fontana has approximately 200 olive trees of this variety which produce certified DOP Umbria oil.

The property, bought by a UK family more than 20 years ago, include the olive grove, an orchard and a garden. The garden is a mixture of Mediterranean and English taste with a variety of flowering shrubs and trees, cypresses and oaks, with a part of the land more or less wild. The property is situated overlooking a valley, facing south-west in a lovely sunny spot.

The main house is built on solid rock and underneath the house is a grotto with an Etruscan tomb. The house restoration was designed by a famous Italian architect and is full of features that make it quite unique. It has maintained its original plan and the look of a simple farm house. The size is approximately 200 square meters (2,150 sq. ft.) , constructed in stone and cotto, with beamed roof and ceilings. On the main floor are the kitchen with fireplace and a living room with fireplace. The lower floors consists of 3 bedrooms, 2 bathrooms and a pantry. Each room leads outside. There is a shady patio on the west side of the house with grape vines growing above the outdoor eating area.

The three cottages: All self catered, with their own terraces for outside eating. They can be rented out in summer to visitors. The income amply covers the cost of maintaining the property. The cottages are:
Roseto - Living room with fireplace and two large windows overlooking a terrace covered by a climbing rose; Bedroom with double bed and bathroom en suite; Kitchenette, Tool shed on the north side. Square mt. 60 (645 sq. ft.).
Limonaia - Large, high studio room with double bed and single sofa bed. Ample kitchen with fireplace. Covered veranda. Square mt. 60 (645 sq. ft.).
Pergola - L shaped studio room with queen size bed, single sofa bed and kitchen unit. This cottage has a lovely view from the pergola and is covered with grape vines. Square mt. 30 (320 sq. .ft.).

The swimming pool measures 12m x 6m (39ft x 19ft). It is landscaped with cotto and a stone wall, set in a sunny and secluded grove of the garden surrounded by olive trees.

The water on the property is from both a spring and a well and is of good quality. The heating system uses liquefied gas and is supplemented by a solar panel system which reduces costs and is very effective in summer.
