Only a 10 minute drive from Orvieto (Umbria), this unique property consists of: a restored former rectory, an adjacent 13th century deconsecrated church, a large garage/annex and about 8,000 sq meters (approx. 2 acres) of land previously used as a vineyard.

The house consists of approximately 270 sq. meters (2900 Sq. feet), located on 2 floors. Upstairs, there are two large bedrooms with 2 bathrooms. The master bedroom has an en-suite bathroom with shower. The second bedroom also has a bathroom with a shower. The upstairs living room includes a working fireplace and a 4 to 5 meter high ceiling. Down two steps is a separate room now used as a studio with its own fireplace that could be used as a 3rd bedroom.

Downstairs on the main floor is a library/dining area and a brand new kitchen, both with the building's original wood beamed ceilings, and a small very cozy living room/den with its own fireplace/wood stove. The church shares a wall with the house and is about 110 sq. meters (1,200 sq. feet). Its 4 frescos date from about 1400. This part of the property is in need of restoration, although its roof remains in excellent condition. Most of its roof was restored about 15 years ago and the front section of the roof was just recently restored to repair previous damage. This is one of the oldest churches in the area and was deconsecrated about 10 years ago.

The property also comes with a garage/annex of about 70 sq. meters (750 sq. feet) that could be restored and converted into a small house or apartment. Under the house are two ancient grottos that are thought to be Etruscan. The land consists of about 8,000 sq. meters (around 2 acres).

Its splendid view overlooks the Tiber valley toward Todi, with Lake Corbara in the near view. A characteristic "borgo" or hamlet with several houses is about 100meters from the house.

This is one of the most desirable areas around Orvieto, given its ten-minute drive to the town and nearby train station and the A1 Autostrada, all on paved roads, and the beauty of the surroundings.

The combination of the house and separate apartment, the view, the location and the historic church make it quite a special place.
